Am I really an employer as a host?

Yes, as soon as the cleaning is regular.

If someone cleans to your booking calendar, in your flat, following your instructions, that is an employment relationship. AHV contributions are due from the first franc, accident insurance from the first hour. Over 30,000 hosts rent out in Switzerland; this applies to most of them.

What does a turnover really cost?

Hired directly, CHF 28-33 per hour, plus around 8-10% employer contributions.

A 1-bedroom turnover (2.5 hrs at CHF 30) costs about CHF 88 including the holiday supplement and social contributions. Platforms charge CHF 35-55 per hour. The usual cleaning fee easily covers direct employment.

What happens if I do nothing?

A fine of up to CHF 10'000, contributions back up to five years.

Undeclared work costs a fine of up to CHF 10'000 (AHVG Art. 88) plus back payment of contributions for up to five years (Art. 16 AHVG). If accident insurance is missing, the Ersatzkasse UVG (substitute fund) pays the statutory benefits after an accident and bills you substitute premiums for up to five years, doubled if inexcusable (Art. 95 UVG). UVG cover cannot be bought retroactively.

Frequently asked questions

My cleaner has other clients. Does that not make her self-employed?

Generally no. Several clients make nobody self-employed; each relationship is judged on its own. If she cleans for you regularly, to your booking calendar, with your supplies, you are the employer for your share, exactly like every other host she works for. She only counts as self-employed with her own AHV status as a self-employed person, confirmed by the compensation office for this activity.

And if I hire a cleaning company?

Then you are not an employer: the company employs its people, settles the social insurances and invoices you. That is the legitimate route without employment, but it typically costs CHF 35-55 per hour instead of CHF 28-33 directly. May I pay cash?

Yes. Cash or bank transfer makes no difference; what matters is that the employment relationship is registered with the compensation office and a payslip exists. Undeclared work does not mean paid in cash, it means not registered.

She only cleans twice a month. Does this still apply?

Yes. Regularity counts, not the workload: even two turnovers a month are an employment relationship, and in a private household AHV contributions are due from the first franc. The often-quoted CHF 750 threshold is an exception for sideline jobs of under-25s, not a general allowance.

What about the visitor's tax, registration duties and subletting?

Separate construction sites. Visitor's tax, commercial permits and the rules of your municipality or your landlord concern the letting itself and have nothing to do with the employment. Clino covers the employment relationship with your cleaner, not your rental.

Can I deduct the cleaning costs from my taxes?

For a rented-out flat, cleaning costs are usually deductible from the taxable rental income as maintenance or management costs; with payslips and the office's annual invoice you hold the receipts for it. Your canton's practice governs; ask your tax office in case of doubt.

So far it ran without registration. What now?

Register, and run it cleanly from here. The office can claim contributions back for up to five years (Art. 16 AHVG); coming forward yourself puts you in a much better position than being caught in an inspection.
